The Nest at Deep Cove.

  • This is relaxation paradise.

    Overlooking the calm cove and surrounded by trees and cliffs, you will feel like you are sitting in a live postcard. It does get noisy sometimes - but only from the eagles and herons feeding their one young ones!

    It is about as quiet as you can find, yet so close ot everyhting you need.

  • The cottage sleeps 6.

    There are two bedrooms, each with queen beds, night tables, lamps, dresser and a closet. Additionally, the main bedroom has a small office/library nook perfect for working while away.

    The living room has a couch that pulls out to a very comfy double bed. The bonus is waking up to the birds fishing over the cove in the morning!

    All beds are complete with multiple sets of premium linens.

  • There are 2 bathrooms.

    Each has it’s own private glass and tile shower. All of your essentials like organic body soaps (handmade for us), natural shampoo and conditioner and always lots of fresh towels.

    You will also find a hairdryer, first aid kit, extra bathroom tissue and first aid kit under the counter.

  • Yes!

    We have a stackable washer/dryer available for use during your stay complete with detergent.

  • Absolutely!

    We usually leave everything out so that you know what is there for your stay. Light weight but durable chairs, and comfy beach blankets and towels.

  • Of course!

    You will be grilling up your favourite seafood dishes with a perfect ocean view. There are two tanks at the cottage and all of your bbq tools.

  • The Independent in Chester is ideal.

    A smaller store, but has everything you will need for your stay. Only about a 15 minute drive form the cottage.

    If you require a big box store, your best bet in off of exit 5 in Tantallon towards Halifax.

  • There is a NSLC location in Chester, right beside the Independent grocery store. Handy!

    If you want to sample some local liquids, try Tanner Brewing Co in Chester or Black Harbour Distillers just outside of Hubbards. You won’t be disapoointed.

The Summerhouse at St. Peters.

  • Quiet, natural and pristine.

    There are a lot of reasons travellers arrive on the Northeast coast of PEI, but hanging out in large crowds definitely isn’t one of them. Our guests are typically families looking for more together time and enjoying quieter days at the beach and in the National Park.

    The busier parts of the island feel like miles away from here, so if you are searching for something authentic, peaceful and perfect for family bonding - this is it.

  • The cottage sleeps 8.

    There are four total bedrooms, each with a cottage/coastal theme. The two main upstairs bedrooms both have queen beds, night tables, lamps, skylights, fans, a lounger and a dresser. A real cozy cottage feel with sloped ceilings.

    There is a children’s bedroom upstairs as well with two single beds, a night stand and lamps, a lunger and a treasure chest filled with books, games and toys.

    On the main level, there is a small kids bedroom with bunk beds! Who doesn’t love bunkies? There is also a closet and shelves filled with books and puzzles.

    All bedrooms have multiple sets of premium linens.

  • There is 1 bathroom.

    A tub/shower combo and all of your essentials like organic body soaps (handmade for us), natural shampoo and conditioner and we always lots of fresh towels.

    You will also find a hairdryer, first aid kit, extra bathroom tissue, extra towels and a first aid kit under the counter and in the linen closet.

  • Yes!

    We have a side=by-side washer and dryer available for use during your stay complete with detergent in the laundry area.

  • Absolutely!

    We usually leave everything in the shed out back for you. Light weight but durable chairs, some toys/balls/frisbees for the kids and comfy beach blankets and towels will be inside the house for you.

  • You know it.

    Located at the far end of the massive front deck overlooking St. Peters Bay. There are two tanks and all of our bbq tools there for you.

  • The Co-op in Morell.

    It’s small, it doesn’t have all the selection of the big stores, but it’s generally priced fairly, it’s locally owned for the benefit of the community and we encourage everyone to shop there as much as you can. Only about 10 minutes from the cottage.

    If you need something only to be found at the bigger stores, you have two great options in Montague, a short 20 or so minutes away. The Atlantic Superstore and a Sobey’s are both located on the main drag.

    If fresh seafood is your game, you have to stop in and see Julio at the Fish Mart in the village of St. Peters. Unreal quality and fresh out of our ocean.

  • Needs convenience in Morell has a PEI Liquor outlet and is closest to the cottage, but the PEI Liquor in Montague is much larger.

    For the best beer on the North side? Hit up Bogside Brewing in Montague and take some suds back to the Bay.

FAQs for guests.

Booking.

  • Well, simply put it costs a lot of money to list and book on those platforms. Booking fees for renters, service fees for vacation property owners and quite often there are other fees included in the final numbers. It all adds up.

    We get it, the big booking engines are running a big business and they want to be compensated for use of their platform. We use them and love how they help to source great guests for us. It just costs more money to use them!

    The good news for everyone is that you can always book direct on sleepyhouse.ca and save more of your money for your next vacation.

  • Phone call, email, virtual call - whatever works for you. Having vacationed all over the world, we understand how important it is to feel confident that you are making the right choices in an unfamiliar location. We consider ourselves pretty good amateur tour guides, so feel free to hit us with whatever questions you might have.

  • Sometimes life forces you to change your plans we get it.

    While most booking sites and companies have strict and varying policies that favour the property owner, we wanted to provide a better alternative.

    It is a careful balance of ensuring guests are happy and that owners do not have bookable weeks booked and then removed from their calendars.

    We offer a 100% refund for any cancellations 30 days in advance of your arrival date. Additionally, we offer a 50% refund for any stays cancelled within 14 days of your arrival date.

    As an added bonus, we offer the opportunity to CHANGE your dates and find something suitable for all parties. This one, obviously, requires coordination and understanding between all parties to find a solution that works in everyone’s best interest. We can’t guarantee that we will be able to work something out, but we can guarantee we will try our best to find a solution.

Trip planning.

  • You betcha. Once your booking is confirmed, we always follow-up with a 20+ page property & area guide. Your specific cottage info as well as helpful information about our recommended places to visit, explore & dine.

  • The short answer is ‘no.’

    We try to think of absolutely everything that you might need while you are staying with us. Loaded kitchens, quality bedding & extra sets, bluetooth speakers, beach chairs, firewood, dog dishes - we have thought of it all.

    If there is anything extra that you may need - kayaks, paddle boards, surf boards etc - we have ones available to rent for your stay. Supplies are limited, so no guarantee on these extras.

    Just let us know if you have any special requests.

  • The cottages are always stocked with homemade organic soaps as well as all natural shampoo & conditioner (Native brand).

    Always plenty of clean towels, tissues and toilet paper. We usually have an assortment of lotions, sun block etc, but suggest you bring your own to avoid any issues with supply there.

  • We have done it before and we will certainly do it again. The one problem can be scheduling. It requires us to run separate washes to have everything ready, so if that is a request - PLEASE give us lots of notice to get that done for you. We will have all linens and towels washed separately, but it does require some prep on our side. Thanks for understanding.

Management.

  • We like to be creative with all of our clients & find solutions to fit their individual needs. We don’t apply a blanket approach with a take-it or leave-it set fee for set services.

    However, we will say - with increased occupancy & no OTA fees on direct bookings on our platform, we just might end up being a heck of a lot less expensive than doing it yourself.

    Reach out and we are happy to discuss your individual needs & what solutions we might be able to provide.

  • Absolutely & in most cases we even take care of your side of the property booking charges. As VRBO Premier Hosts we bring your property under our umbrella and manage it as if it were our own.

    So yes, we take that off your plate and it even saves you thousands of dollars for us to do so. No brainer.

  • Although it seems like the same world a short-term vacation rentals, it really isn’t. Being a small firm we aren’t well equipped to handle the long-term rental world well.

    Sorry, not our specialty.

  • We used to own a large Independent real estate firm, so yes, our connections in that world run deep.

    We do not trade, have licenses or get compensated in any way for recommending a great fit for you. We are just happy to help get you pointed in the right direction with your vacation property.

    Insider info is key to any great purchase & we are happy to share our insights whenever asked.

  • Tough question to answer right now for us. We are very hands on and personal with all of our properties, so we do like to stick to the areas we know best & maintain constant eyeballs on all of our properties.

    We get a lot of requests for recommended properties in areas outside of where we currently operate. With some pretty handy tech improvements, we have had thoughts of expanding our coverage area into deeper parts of Atlantic Canada. It would all have to make sense for us and yourself.

  • Websites that have credit card payment processing receive 7 times as many bookings as sites that do not. It’s a fact & one that can not be ignored when your business relies on online bookings. A request information button doesn’t cut it with vacationers ready to book.

    We use stripe for of our secure online payment gateway backed by Lodgify. It allows us to accept all major credit cards, track everything to the penny for you and help turn online eyeballs into bookings.

  • Without a doubt, the VRBO/HostAway platform is our preferred place to promote property with OTA’s. We attempt to fill full weeks and multi-night stays and our experience has alway been that the VRBO platform attracts the greatest guests for our properties.

    In some instances we will use other platforms - depedning on target audience & owner goals, but the Expedia owned and operated platform of VRBO/HostAway consistently delivers the type of guest experiences we are seeking.

  • Big question & one we love to discuss. Our goal is to get every property over the 50% threshold. Repeat respectful guests are always the target from our HUGE database, but we rely on the OTA’s to keep that database topped up with great people.

    Managed properly, anything over the 50% threshold of direct bookings through sleepyhouse.ca is ideal.

    The idea is to take the risk out of randoms & instead focus on returning, vetted and terrific guests. It works.

  • As often as we can without interfering with any guests. Some properties will be booked solid for 2+ months and the windows of opportunity are small, but we will always make the opportunity to stop in between visits and have a thorough inspection.

    We are in constant verbal communication with our cleaners and they are required to complete digital checklists that are immediately available for us to review. We track everything in our backend software and notify you of anything noteworthy.

    We also try and establish great relationships with neighbours and they have our contact info to let us know if there is anything that we should be notified about.

    So yes, while we are not physically able to be at every property all the time, we are always paying attention to what is happening at your property.

  • Absolutely we do. Travelling can be stressful and the number one priority for us is the guest experience. If we don’t provide great stays, we don’t get great reviews or repeat guests and their like-minded friends. It’s the key to our business, so yes, we will always do our best to help guests before, during and after their stay.

    We even keep a couple of generators on standby in case they are needed during a stay. It has been our experience that even in the most unfortunate of events while travelling like loss of power, simply showing you care and are willing to make the best of things for them goes a long, long way.

    We will certainly always do our best to provide you and your guests the very best experiences.
